Tarneit went from paddocks to one of the fastest-building suburbs in Australia in about fifteen years. That means most of the housing here is new, most of it was built by volume builders working to a fixed price and a fixed program, and most of the owners are buying or building for the first time.
Those three facts change what an inspection needs to do. In an established suburb an inspector is mostly looking for wear, movement and past repairs. In Tarneit the more valuable question is usually whether the work was done properly the first time, and whether it can still be put right at the builder’s cost rather than yours.
We inspect at the stages where that answer is still useful: before the slab is poured, before the frame is covered, and before you sign off at handover. We also inspect established homes across the older parts of the suburb where the questions are the ordinary ones about condition and maintenance.
