Inspecting in Tarneit and the Wyndham corridor
Tarneit sits in Wyndham, the local government area that has led Victoria for new dwelling approvals for most of the last decade. Estates such as Riverdale, Davis Creek, Grandview and Habitat have delivered thousands of lots, and construction continues north and west of the existing built-up area.
Two local conditions shape what we find here. The first is soil. Much of the corridor is reactive clay, often on engineered fill, which makes slab design, site drainage and finished ground levels far more consequential than they would be on a sand site. The second is speed. Volume construction on a tight program is not inherently poor work, but it does mean that anything covered up stays covered up.
That is why we push owners towards slab and frame inspections rather than a single inspection at the end. By handover the structural questions are already sealed inside the building. At slab and frame they are still visible, still photographable, and still the builder’s responsibility to correct.

We do not carry out repairs, we do not quote rectification work, and we do not take referral fees from builders or agents. That constraint is deliberate. An inspector who also sells the fix has a reason to find one, and an inspector paid by a referrer has a reason not to. Removing both is the only way a report stays worth reading.
